REVEALED: Mackay's most in demand suburbs
"ONCE you live in West Mackay, you never want to live anywhere else” -- that's according to Mackay real estate agent Mark Daniel, but he might be onto something.
With 106 homes sold in the suburb over the past 12 months, including 24 from between June-September, the western locale is leading the way for Mackay in terms of house sales according to the most recent REIQ data.
The Market Monitor report for September lists West Mackay among the top performers in the region for house sales second only to Mackay City for the quarter. The suburb's average sale price was $295,000 and since September, a further 23 homes have sold.
The results come as no surprise to Mackay agent Mark Daniel, who recently sold 12 Edmonds Street to a couple.
It was their first home.
"West Mackay is popular because it's so close to everything. The saying is 'once you live in West Mackay you don't want to live anywhere else',” Mr Daniel said.
Ben Kerrisk of Gardian Real Estate said West Mackay was so popular, they'd run out of properties to sell there.
"It has always been a strong hold in the Mackay region and any property we have there sells quickly,” Mr Kerrisk said.
Homes are also selling in North Mackay, 18 properties were secured for the quarter followed by South Mackay (14) and Andergrove and Rural View (13).
Glenella and Mackay City remain the most expensive suburbs to buy a home with an annual average price of $440K.
Another suburb gaining popularity amongst buyers is Walkerston with Mr Daniel noting a spike in interest and sales recently.
While it hasn't quite had the success of suburbs closer to the city's heart, Walkerston has recorded six sales in the past quarter adding to a total of 49 for the last year.
Mr Daniel said part of the problem was the demand was there, but the supply was not.
"Walkertson has become very popular recently because there is more space but it is still close to the city gates,” he said.
"There are not many homes on the market at Walkerston so there is demand.”
The housing markets in the Isaac and Whitsunday regions are also showing signs of improvement with 43 and 57 homes sold in the past three months respectively.
After a massive 76.9% average house price drop over the past five years, Isaac is clawing its way back recording a 20.8% price increase over the last 12 months. The average house price is now $145K compared to $120K in 2016.
Whitsunday house prices are also increasing with the average sale price in the last quarter $300K, which is up 15.4% on the annual average.
